The community will ultimately total 30 homes on 15,000 m2 of mature olive grove. The first phase of thirteen houses are under construction now. There are three home sizes 70 ,100 and 130 m2 of interior space; but other sizes are possible as well. Each buyer will have the opportunity to customize the interior details. These homes are designed to reflect the traditional old stone Mani style home which include large verandas, beautiful gardens with olive trees, fruit trees and indigenous plants while ensuring maximum privacy. The interior design makes extensive use of natural materials – stone, plaster and ceramic floors. The homes are sold fully equipped with modern appliances, bathrooms, fireplace, heating/air-conditioning and indoor parking. Communal facilities are planned - these include a taverna/cafe/grocery shop, as well as, a public parking area for guests. The village of Agios Nickolas is located 40 kms south of the regional city of Kalamata, where a variety of medical, entertainment and shopping facilities are available. This proximity to Kalamata coupled with the serenity of mountainside villages, beaches, and historical sites such as Mystras, Olympia, Mycenae, and Monemvasia, has made the Peloponnese a popular place to visit and to live. |

| In Greece, there are no annual property taxes. However, at the time of purchase there is a one time tax. This tax applies both to greek and to foreign owners. If you just buy land the tax including legal fees is approximately 5% of the purchase price. When you buy an existing house the tax with legal fees is approximately 15% of the purchase price. But you can pay less tax for a new home by purchasing the home before it is actually built. In this scenario you pay the tax on the land which is only 5% - there is no additional tax when the house is completed. | ||
| Homes in Greece.com recommends you purchase a home here prior to completion to benefit from the tax savings and to ensure that the house is constructed with your design preferences. We will facilitate the negotiations between you and the builder and make sure that your preferences are met. | ||
