The construction of a new home or the renovation of
an existing home requires quality, cost-effective project
management. We
provide project management services to those who cannot live in Greece during
the construction phase. Our goal is to ensure that your home is built
properly, completed on time; within budget and that the finished house meets your
expectations for quality workmanship.

| Land
|
Unlike other Mediterranean
countries, the cost of land in Greece is low. Most hillside
properties have sea views, olive trees and old stone walls. HomesInGreece
will help you find the
appropriate property for your home. This includes showing lots for sale, negotiating
the purchase price (with you or on your behalf), verifying that the land
you select is suitable for the home you want to build, and providing
legal services for the purchase agreement. Properties close to the sea
are the most expensive with prices ranging from 10000 to 25000 euros per
1000 square meters. But further away from the sea the prices are much less.

| Home design |
Most homes take advantage of the clean air,
sunshine and
seasonably warm climate indigenous to Greece. Therefore, the space
allocated to entertaining and living outdoors is an important consideration during
the design process. We recommend you allocate more floor area
to outdoor veranda's and patios and reduce the interior floor space.
The interior floor space of North American and Northern European homes
will likely be much larger than what you will require in Greece.

| Architecture |
Typical Greek architectural elements
include exterior stone walls, plaster exterior walls, flat roof(s), tile
roof(s), arches and balustrades. These elements can be combined in
various ways to produce the look you desire. The style
of your home can range from traditional to contemporary, where
appropriate. We
integrate the design of your home with its location and the topology of
the land to create a home that is in harmony with its environment. |

| Site studies |
We study the wind patterns
and the impact of sunlight to determine the best orientation for your
home , while maintaining the optimal views. Our goal is to maximize the
cooling effect of wind and minimize the warming effect of sunlight to
minimize the need for air conditioning. |

| Construction Methods |
The house
frame is reinforced concrete constructed according to the most
stringent earthquake standards. Exterior walls are double brick with
insulation inside the cavity separating the bricks. Wood (or aluminum) is used for
window shutters, the tile roof support and for interior cabinetry. The
masonry construction ensures that little or no maintenance is required. Such a home is cool in
summer, warm in winter and will last a very long time. |

| Construction Cost |
The typical cost for a
new house is 1,000 Euros/m2. This
includes outside veranda with pergola that is 20% of the interior floor space,
bathrooms, kitchen, pantry, bedroom closets, water, electricity,
fireplace, storage area, and interior cabinetry. The result is a
beautiful, completely functional,
maintenance-free home. |
